Commercial Lead – MEP Construction / Data Centre Projects

The business operates at the forefront of data centre, pharmaceutical, logistics and advanced manufacturing construction, working directly with global end users.
Known for delivering high-value MEP packages on technically demanding projects, the company has built a strong reputation for quality, safety and programme delivery. Their German operations continue to expand, with major projects live in Berlin and Massen.
The Role – Commercial Lead
As Commercial Lead, you will take full commercial ownership of large-scale MEP construction projects, leading the commercial function from pre-construction handover through to final account.
You will oversee a team of Quantity Surveyors and commercial staff, ensuring strong cost control, contract compliance and risk management across multiple projects. This is a senior leadership role with direct influence on project profitability, commercial strategy and team performance.

Key Responsibilities
- Lead the commercial function across multiple MEP construction projects in Berlin and Massen
- Manage and mentor Quantity Surveyors, Assistant QS and Junior QS staff
- Take ownership of project commercial performance from award through to final account
- Oversee subcontract procurement, contract negotiation and package
- management
- Ensure robust cost planning, forecasting and monthly commercial reporting
- Lead project cost reviews and present financial performance to senior leadership
- Manage valuations, payment applications and cash flow across all assigned projects
- Identify and mitigate commercial risks to protect project margins
- Ensure all contracts, warranties, bonds and insurances are commercially compliant
- Support pre-construction and bid teams on tenders and commercial input
- Maintain strong relationships with clients, subcontractors and internal stakeholders
- Drive a professional, solutions-focused commercial approach across all teams
- Degree-qualified in Quantity Surveying or a related commercial discipline
- Strong experience in a Commercial Lead, Senior Quantity Surveyor or Commercial Manager role
- Proven track record delivering MEP or building services packages on large-scale construction projects
- Experience working on data centre, pharmaceutical, industrial or advanced manufacturing projects is highly desirable
- Ability to manage multiple projects and commercial teams simultaneously
- Strong knowledge of contract management, procurement and cost control
- Excellent communication, negotiation and leadership skills
- Commercially astute with a focus on protecting margin and managing risk
- Proficient in Excel and commercial systems such as COINS or similar
