Job title: Site Manager – Residential Housing
Location: South Dublin, Co Dublin
Company: Residential Developer
Package: €85,000 to €90,000 + vehicle + fuel
The Company
This residential developer delivers housing projects across Dublin and the wider Leinster region, with a focus on well-planned residential schemes and quality housing.
They are looking for an experienced Site Manager to take full control of a residential project in South Dublin. They need someone with a strong building background who is comfortable managing the complete job, including civils, groundworks, house construction, finishes and external works.
The Role: Site Manager
As Site Manager, you will take full responsibility for the day-to-day delivery of this residential project in South Dublin.
You will run the site, manage subcontractors and trades, drive the programme and take ownership of quality and Health & Safety through to completion and handover.
This is a hands-on Site Manager position where you will be expected to make decisions on site, deal with issues as they arise and keep all elements of the project moving. A strong building background is essential, along with enough civils experience to confidently manage groundworks, services and external works.
Must Have Requirements
• Must have proven Site Manager experience delivering residential building projects
• Strong building background with hands-on housing experience required
• Experience managing civils, groundworks and external works required
• Must be capable of taking full control of a residential project through to completion
Preferred Experience
• Residential developer or housing contractor experience preferred
• Experience independently running small to medium sized residential projects beneficial
• Experience managing housing projects from groundworks through to finishes and handover
• Strong knowledge of residential construction sequencing
Key Responsibilities
• Take full day-to-day control of the residential project
• Manage subcontractors, trades and all site activities
• Coordinate groundworks, civils, services, house construction and external works
• Drive the construction programme and maintain progress against key dates
• Plan and sequence trades to keep housing works progressing efficiently
• Maintain high standards of workmanship, quality and Health & Safety
• Coordinate with engineering, design and commercial teams
• Manage finishing, snagging and the project through to final handover
About You
You will be an experienced Site Manager with a strong residential building background who is comfortable taking ownership of your own project. You should be confident running a site without heavy day-to-day supervision, managing subcontractors and making practical decisions to keep the programme moving. A good understanding of civils and groundworks is also important, giving you the ability to manage the complete project rather than concentrating solely on the building or finishing stages.
