The Role: Senior Quantity Surveyor

This Senior Quantity Surveyor position is based in Co Meath and will involve managing the commercial interests of multiple construction projects from pre-construction through to final account.

Reporting directly to the Surveying Director, you will play a key role in ensuring projects are delivered within budget while maintaining high quality standards and programme targets. You will lead all commercial activities on your projects, support construction teams on site, and provide regular financial reporting to senior management.

The role will be primarily office-based in Co Meath with regular site visits for meetings, assessments, valuations, and project reviews.

Must Have Requirements:

•  Must have 5 years' experience as a Quantity Surveyor with an Irish main contractor
•  Bachelor's Degree in Quantity Surveying or related discipline required
•  Proven experience required managing project costs, procurement, and subcontractor accounts
•  Strong knowledge of construction contracts and commercial management
•  Full Irish or European driving licence required

Preferred Experience:

•  Residential construction experience preferred
•  Professional membership of a recognised surveying institution beneficial
•  Experience managing multiple projects simultaneously
•  Strong estimating and budgeting experience

Key Responsibilities:

•  Manage all aspects of the Quantity Surveying and Estimating process
•  Take full responsibility for project cost management and commercial performance
•  Lead procurement activities and develop strong supply chain relationships
•  Prepare project budgets, feasibility studies, and cost plans
•  Administer contracts and ensure compliance with contractual obligations
•  Prepare and submit payment applications and valuations
•  Monitor project costs and manage variations throughout the project lifecycle
•  Carry out monthly cost value reconciliations and financial reporting
•  Present cost analysis and risk assessments to senior management
•  Ensure best value is achieved across all project elements
•  Audit subcontractor and supplier performance and financial returns
•  Work closely with project teams to ensure projects are delivered on budget and on programme
•  Provide guidance and mentoring to junior Quantity Surveyors

About You:

You will be an experienced Senior Quantity Surveyor with a strong commercial background working for main contractors in Ireland. You will have excellent negotiation skills, strong commercial awareness, and the ability to manage multiple priorities while maintaining attention to detail.

You will be comfortable leading commercial discussions, managing subcontractor relationships, preparing detailed financial reports, and supporting project delivery teams throughout the construction process.

Strong communication skills, professional presentation, and the ability to work effectively as part of a wider construction team are essential for success in this role.
