The Company

This established Irish main contractor delivers residential and commercial construction projects across Ireland, with a strong pipeline of ongoing and upcoming work.

The company has built a solid reputation for quality delivery, strong commercial management and maintaining good working relationships with clients and subcontractors. With a busy workload across the country, they are looking to strengthen their commercial team with an Intermediate Quantity Surveyor based from their Galway office.

The Role: Intermediate Quantity Surveyor

This is an office-based Intermediate Quantity Surveyor position in Galway City, Co Galway, working as part of an experienced commercial team across residential and commercial projects throughout Ireland.

You will be involved in cost management, subcontractor procurement, valuations, variations and commercial reporting across multiple projects. The role will be primarily based in the Galway office, with site visits generally one or two days per week depending on project requirements.

Working alongside senior members of the commercial team, you will have good exposure to projects from procurement through construction and final account while continuing to develop towards Project Quantity Surveyor level.

Must Have Requirements:

•  Must have 2+ years’ experience working as a Quantity Surveyor or Assistant Quantity Surveyor within the construction sector
•  Degree qualified in Quantity Surveying or a related construction discipline
•  Experience with a main contractor or building contractor is required
•  Must have a good understanding of subcontractor procurement, valuations, variations and cost reporting

Preferred Experience:

•  Residential or commercial construction experience preferred
•  Previous experience working across multiple projects would be beneficial
•  Experience with Irish construction contracts and subcontractor packages preferred
•  Strong Excel and general commercial reporting skills

Key Responsibilities:

•  Assist with the commercial management of residential and commercial construction projects
•  Prepare cost reports, forecasts and project financial updates
•  Manage subcontractor procurement, tender comparisons and appointments
•  Prepare and assess subcontractor valuations and payment applications
•  Identify, record and manage variations throughout the project
•  Assist with interim valuations and final accounts
•  Monitor project expenditure against budgets and agreed cost plans
•  Liaise closely with Project Managers, Site Managers and site teams to monitor progress and costs
•  Attend project and commercial meetings as required
•  Carry out site visits one or two days per week to review progress and commercial matters
•  Maintain accurate commercial records and supporting documentation
•  Assist senior commercial staff with contract administration and financial reporting

About You

You will be an Intermediate Quantity Surveyor with a solid grounding in main contractor commercial management and a good understanding of how building projects are managed from a cost perspective.

You should be comfortable dealing with subcontractors, reviewing valuations, tracking variations and working closely with site teams. Strong attention to detail and good communication skills are important, particularly as the position involves managing commercial information across residential and commercial projects throughout Ireland.

This role would suit an ambitious Quantity Surveyor looking for more responsibility, exposure to a varied project pipeline and a clear route towards Project Quantity Surveyor level.
