This major Irish residential developer has built a strong reputation for delivering large-scale housing and apartment developments across Dublin and the wider Leinster region.
With a substantial pipeline of residential projects, experienced construction and commercial teams and a strong focus on quality and programme delivery, they continue to expand their operations across the region.
They are preparing to deliver a major €150m+ residential development in Co Kildare and are looking for an experienced Senior Quantity Surveyor to strengthen their commercial team.
The Role: Senior Quantity Surveyor
As Senior Quantity Surveyor, you will take responsibility for the commercial management of a major €150m+ residential development in Co Kildare.
Working closely with the Project Manager, site management team and senior commercial management, you will oversee subcontractor procurement, cost reporting, valuations and commercial performance throughout the project.
This role will suit somebody with strong residential construction experience who is comfortable managing substantial subcontractor packages and maintaining tight commercial control on a large-scale, multi-phase development.
Must Have Requirements
• Must have at least 7 years' Quantity Surveying experience in the Irish construction industry
• Proven experience working on large-scale residential developments required
• Experience with a main contractor or residential developer in Ireland required
• Strong knowledge of subcontractor procurement, cost management and contract administration
• Relevant degree in Quantity Surveying or a related discipline required
Preferred Experience
• Experience on large housing schemes or multi-phase residential developments preferred
• Strong knowledge of Irish construction contracts and commercial reporting
• Experience managing multiple subcontractor packages beneficial
• Strong negotiation, communication and financial reporting skills
Key Responsibilities
• Manage the commercial aspects of the €150m+ residential development
• Oversee subcontractor procurement, tendering and appointments
• Prepare and manage budgets, cost reports and financial forecasts
• Assess subcontractor valuations, variations and payment applications
• Monitor project expenditure and identify commercial risks
• Work closely with the Project Manager and site teams to track progress against programme
• Manage subcontractor accounts and support final account agreements
• Provide regular commercial reporting to senior management
About You
You will have at least 7 years' experience in Quantity Surveying within the Irish construction industry, ideally with a main contractor or residential developer delivering large housing or apartment developments.
You will be confident managing subcontractor packages, controlling project costs and working closely with construction teams to ensure commercial targets are achieved.
A practical approach is important. You should be commercially aware, organised and comfortable taking responsibility for the financial performance of a substantial residential project.
