The Role - Project Quantity Surveyor
As Project Quantity Surveyor, you will take commercial responsibility for a residential construction project in Galway from early stage through to final account. You will work closely with the site and project management team to ensure costs are controlled, subcontractor packages are managed effectively, and the project is delivered in line with budget and programme expectations.
This is a key position for a Quantity Surveyor who enjoys being close to the build, working directly with delivery teams, and influencing the financial success of a residential project. You will have real input into procurement strategy, valuations, cost reporting, and commercial decision making throughout the lifecycle of the job.
Key Responsibilities:
• Manage the commercial and contractual performance of a residential construction project in Galway
• Prepare and review budgets, forecasts, cost plans, and regular financial reports
• Administer subcontractor procurement, package negotiation, and appointment processes
• Assess subcontractor valuations, variations, and final accounts
• Monitor project costs closely and identify risks, savings, and commercial opportunities
• Work with the site team to ensure accurate cost capture and reporting throughout the programme
• Prepare monthly cost reports and present clear commercial updates to senior management
• Assist with change management, claims, and contract administration as required
• Support cash flow management and ensure timely applications and payments
• Maintain strong records and commercial documentation across all stages of the project
About You:
• Degree qualified or equivalent in Quantity Surveying, Commercial Management, or a related discipline
• Proven experience working as a Quantity Surveyor or Project Quantity Surveyor with a main contractor or residential developer
• Strong background in residential construction, housing, apartments, or large scale housing developments
• Excellent knowledge of subcontract procurement, valuations, variations, and final accounts
• Commercially aware with strong numerical and analytical skills
• Able to work closely with site management and contribute to smooth project delivery
• Organised, detail focused, and confident managing documentation and reporting
• Strong communication skills with the ability to build relationships across project teams and subcontractors
• Motivated, professional, and driven to deliver quality work within deadlines
