Job title: Intermediate Quantity Surveyor – Retrofit & Construction Projects

The Role: Intermediate Quantity Surveyor
This Intermediate Quantity Surveyor role offers the opportunity to work across both retrofit and traditional construction projects, providing broad commercial exposure and excellent career development opportunities.
Based in Dublin 15, Co Dublin, you will support the commercial management of retrofit works while also taking responsibility for the financial delivery of smaller construction projects from inception through to final account.
The successful Intermediate Quantity Surveyor will work closely with senior management, site teams, subcontractors, and clients, helping to ensure projects are delivered within budget while maintaining strong commercial performance.
Must Have Requirements:
• Must have a Degree or Diploma in Quantity Surveying, Construction Economics, or a related discipline
• Must have a minimum of 3 years post qualification experience as a Quantity Surveyor
• Experience working with a Main Contractor is required
• Proven experience required in subcontractor procurement and commercial management
• Strong reporting, analytical, negotiation, and IT skills are essential
Preferred Experience:
• Experience working on retrofit or energy upgrade projects
• Exposure to residential, commercial, or public sector construction projects
• Strong knowledge of subcontractor management and final account negotiation
• Experience producing monthly commercial reports and cash flow forecasts
Nice to Have
• Experience with cost management software and digital reporting systems
• Membership or progression towards a professional body accreditation
• Additional construction or commercial management qualifications
Key Responsibilities:
• Identify, source, and appoint subcontractors for retrofit projects
• Negotiate competitive rates and commercial agreements with trades
• Prepare and manage subcontractor requisitions in line with company procedures
• Administer interim valuations, variations, and subcontractor final accounts
• Maintain strong cost control across all retrofit works
• Take commercial responsibility for one to two smaller construction projects
• Prepare detailed cost estimates, budgets, and cash flow forecasts
• Complete monthly cost reporting and commercial reviews
• Work closely with Site Managers and Contracts Managers to identify variations and risks
• Manage subcontractor procurement, valuations, payments, and final accounts
• Assist with contract administration and project cost control
• Monitor project performance against budget and programme targets
