The Company

This established Irish main contractor has built a strong reputation for delivering high quality residential developments throughout Ireland. With a healthy pipeline of work and a focus on long term growth, they continue to secure substantial housing projects across the Mid West region.

Known for maintaining high construction standards and investing in experienced site teams, they offer a well-supported working environment with genuine opportunities for progression. This Site Manager role is based on a major residential development in Co Limerick, with an 18-month programme already underway.


The Role: Site Manager

An immediate requirement has arisen for a Site Manager to join a live residential project in Co Limerick. The development consists of 80 timber frame houses and 50 apartments with an overall project value of approximately €30 million.

The project is nearing completion of the soil stabilisation phase before progressing into groundworks and the timber frame construction programme.

Reporting to the Project Manager, you will take responsibility for coordinating day-to-day site activities, managing subcontractors, maintaining programme delivery and ensuring the highest standards of quality and health and safety throughout the build.


Must Have Requirements
  • Proven experience as a Site Manager delivering residential construction projects with an Irish main contractor
  • Groundworks experience is required
  • Timber frame residential construction experience is preferred
  • Strong knowledge of health and safety legislation and site management procedures
  • Ability to drive programme delivery while maintaining quality standards

Preferred Experience
  • Experience delivering housing developments including apartments and traditional housing schemes
  • Strong subcontractor coordination and programme management skills
  • Proficient using construction management software and digital reporting systems

Nice to Have
  • Construction related qualification
  • Safe Pass and SMSTS or equivalent management training
  • First Aid certification

Key Responsibilities
  • Manage all day-to-day site activities from groundworks through to project completion
  • Coordinate subcontractors and ensure works are completed safely and on programme
  • Monitor quality throughout all stages of construction, particularly timber frame installation
  • Ensure health and safety standards are maintained across the site at all times
  • Work closely with the Project Manager to achieve programme milestones
  • Attend site meetings and provide regular progress reports
  • Manage labour, materials and site logistics efficiently
  • Resolve technical and operational issues as they arise to minimise delays

About You


You are an experienced Site Manager with a background delivering residential projects for Irish main contractors. You are comfortable managing busy live sites, coordinating multiple subcontractors and driving programme delivery.

Groundworks experience is essential and previous exposure to timber frame housing developments will be highly regarded. You are organised, proactive and committed to delivering quality homes safely and on schedule.
