The Company

This established residential developer has built a strong reputation for delivering high quality apartment schemes and residential developments across Dublin. With a healthy pipeline of work and multiple projects under construction, they continue to invest in experienced site management teams capable of delivering quality homes on programme.

Based on a major apartment development in North Dublin, you'll join an experienced project team working on a large-scale 120 unit residential apartment scheme with long-term work available.


The Role: First Fix Foreman

An experienced First Fix Foreman is required to take responsibility for the apartment units from the completion of the structural framing stage through to handover for plastering and skimming.

Reporting to the Site Manager, you will coordinate all first fix activities, ensuring subcontractors are working safely, maintaining programme, and delivering quality workmanship throughout the fit out process. This is a critical role on a large residential development where strong planning, sequencing and coordination skills are essential.


Must Have Requirements
  • Proven experience as a First Fix Foreman on large residential or apartment developments
  • Experience managing units from structural framing through to skimming stage is required
  • Strong background coordinating multiple subcontractor trades
  • Experience working with an Irish main contractor or developer is essential
  • Excellent understanding of programme delivery, quality standards and Health & Safety

Preferred Experience
  • Apartment or high-density residential project experience preferred
  • Experience using digital site reporting systems beneficial
  • Strong communication and coordination skills

Nice to Have
  • Trade background in carpentry or a related construction discipline
  • Safe Pass, Manual Handling and relevant site supervision training
  • First Aid certification advantageous

Key Responsibilities
  • Manage all first fix works within the apartment units from structural framing through to skimming
  • Coordinate carpentry, partitions, windows, doors, M&E first fix and associated subcontractors
  • Ensure all works are completed in accordance with programme and quality standards
  • Carry out regular quality inspections before units progress to the next stage
  • Plan labour and materials to avoid delays to programme delivery
  • Work closely with the Site Manager and engineering team to resolve technical issues
  • Maintain excellent Health & Safety standards across all work areas
  • Monitor productivity and provide regular progress updates
  • Ensure defects are identified and closed out promptly before handover to the finishing teams

About You

You are an organised and proactive Foreman with experience delivering first fix packages on large residential developments. You understand the sequencing of apartment construction, communicate well with subcontractors, and take pride in delivering quality work while maintaining programme.

You enjoy working as part of an experienced site management team and have the ability to keep multiple work fronts progressing efficiently in a busy live construction environment.
