Building Services Manager – Dublin Greater Region

We are seeking a Building Services Manager to oversee the mechanical and electrical delivery of major construction projects across the Dublin Greater Region.

This role offers the opportunity to lead the coordination, installation, testing, and commissioning of all M&E building services on large-scale residential, commercial, education, and mixed-use projects. You will work closely with project managers, design teams, subcontractors, and site teams to ensure all building services are delivered safely, efficiently, and to the highest technical and quality standards.

This is a key role for someone who thrives in a fast-paced main-contractor environment and enjoys taking ownership of complex M&E coordination from early design to final handover.

Building Services Manager Skills:

• Strong technical background in mechanical, electrical, or building services engineering.
• Extensive experience coordinating M&E installations on large construction projects.
• Ability to read, interpret, and coordinate drawings, specifications, and BIM models.
• Strong communication and leadership skills, with confidence managing subcontractors and engaging with design teams.
• Understanding of Irish building regulations, fire safety, TGD, mechanical and electrical standards, and commissioning requirements.
• Strong problem-solving and organisational skills with the ability to prioritise and manage deadlines.
• Commitment to safety, quality, and compliance across all project activities.
• Good IT skills and familiarity with project management software; BIM exposure is an advantage.

As a Building Services Manager:

• Coordinate all mechanical and electrical works on multiple projects across the Dublin region.
• Lead M&E design coordination, ensuring alignment between architectural, structural, and services elements.
• Manage subcontractors throughout installation, commissioning, testing, and handover phases.
• Monitor progress, quality, and compliance through regular site inspections and reporting.
• Oversee procurement, delivery and installation of M&E plant, equipment, and materials.
• Chair and document M&E coordination meetings, tracking actions, design changes, and programme impacts.
• Resolve technical issues and liaise with design teams, consultants, and stakeholders as needed.
• Ensure full compliance with health and safety regulations and site procedures.
• Support commissioning plans, witness testing, and ensure all documentation is completed for handover.
• Drive quality, efficiency, and technical excellence across all building services works.

The Package: Salary will be DOE, but you can expect a salary of  at least €90,000 plus package depending on experience.
